We have a two night minimum stay. Weekends and holidays may require a three night minimum.

Rates slightly higher during holidays or special events and weekends. Prices may vary depending on length of stay, number of people, and season.

Reservations: To hold reservations we require a deposit in the amount of the first night's lodging paid by cash, pre-approved personal check, or credit card (Visa, Mastercard, Discover, and American Express). Larger deposits may be required to hold reservations more than 60 days.

We charge a minimum $50.00 cancellation fee per unit reserved. In the event you must cancel your reservation you must notify us at least 14 days prior to your arrival date (30 days for holidays and special events) in order to receive any refund. Cancellations not received 14 or more days prior to the reservation arrival date will be charged a minimum of one night lodging. If you wish to cancel within the 14 day period you may receive a refund, less a minimum one night cancellation charge, if we are able to rebook your cabin. Any reservation made within 14 days prior to arrival requires payment in full at the time of the reservation.

1. CHECK IN / CHECK OUT:


  1. Normal Check In is 3PM-5PM. Late arrivals should provide 24 hr. notice.
  2. Check out is NLT 11AM. Please call guest services @ 479-253-5966 by 10AM to arrange check out inspection prior to 11AM departure.
  3. Controlled check in and out times are necessary to allow enough time to prepare for new arrivals

2. SMOKING:


  1. Smoking is permitted OUTSIDE the cabins. Please use the ash cans provided. Please do not throw butts on the ground.
  2. NO SMOKING IS PERMITTED INSIDE THE CABINS!

3. LITTERING:


  • Please do not throw bottles, cans, and other trash off the decks. This practice could result in additional charges for clean up as well as spoiling the view for your guests and others to come.

4. PROPERTY DAMAGE PROTECTION:


  • Included in your rental is a Property Damage Protection charge of $39.00, non refundable. Although you remain responsible for the care and condition of the vacation rental property, Property Damage Protection provides you with protection against unintentional damage without the need to tie up your money with a large security deposit. When you agree to rent the property, you are agreeing to accept of the Property Damage Protection and the terms and conditions which apply to the plan.

5. UNREGISTERED GUEST:

  • We appreciate the majority of our guest have registered all of the guest in the cabins. Having guest that are not registered will cause additional charges or may result in the termination of your reservation without refund. This applies to guest staying in the cabins overnight or day visits only. For events please see event policy below.

6. PETS: WE ARE PET LOVERS!

As such we have a tendency to endow them with human characteristics. They are not human. They do have natural instincts, such as marking territory, that are unpleasant. They also become so attached to their human masters that they forget their wonderful training when they find themselves in a strange environment. Especially when left alone without their humans. This results in stress and, consequently, bad or destructive behavior.
  1. Prior approval: Approved pets are limited to dogs 30 pounds or under in size. No aggressive breeds are accepted. Approval is subject to the following guidelines. A minimum of $125.00 non refundable pet fee is required. This fee covers the additional housekeeping costs associated with returning the cabin to "before pet" condition for the next guest.
  2. Your pet must be bathed and groomed as well as treated for ticks and fleas no more than 10 days before arrival. They must have a current shot record.
  3. You are completely responsible for cleaning up all any and all pet refuse.
  4. All pets must be on a leash when outside. They must be in carriers ( crates) when left alone in the cabin. They must remain off the furniture and out of the beds. (Our next guest may not be a pet lover). If we find evidence of pets on the furniture or in the beds your damage deposit will be forfeited. If your pet is found to be loose in the cabin, unsupervised, your damage/security deposit will be forfeited immediately and you may be asked to comply with the pet policies or to leave. At this point there will be no refunds of rental fees.


We understand that “rules” or “policies” may appear to be intrusive. We also hope you understand they are necessary to ensure the peaceful enjoyment of your cabin as well as those who follow you.
